In this video, I give you a tour of my new house! When we were looking for a new house, my wife and I both knew that we wanted something newer than our current 1946 house. We wanted something that was not a full gut/ remodel but also were not looking for anything too new because we wanted to be able to make our new house our forever home with our families own style. Looking at houses built in the 90s was perfect because they were move- in ready for the family but also outdated so I could make plenty of new content but most importantly, being able to make it our own! I really do think that we found the best house for our family and I can't wait to start working on it! 😁

The 3 kiddos- while small now- will produce a Ton (literally TONS) of laundry.. to be lugged up those stairs especially as they grow up. Do yourselves a favor and put the laundry upstairs- where the dirty cloths and linens originate and ultimately are returned/stored especially for the next 18-20 years! It’s what I wished we had been able to work out in our 2 1/2 story Tudor!!! Don’t kid yourselves that they each will dutifully retrieve what’s theirs and take them back upstairs- it was a constant battle! Thus the unusual amount of counter space in the current laundry.. I’m certain there were stacks clean laundry, socks looking for its mate etc, lurking in that room!

I have found that living in the house for awhile before remodeling it gives a chance to figure out either way you want it, because there are always changes to be made.

Closing up that little powder room and opening up the rest of the space for a mudroom (for a family of 5) is GENIUS. Truly!

Pretty solid home. Anything cosmetic is a luxury, because you can make it the way you want

Those cabinets are REEALLY nice! All you have to do it change the counter and hardware and it’ll feel like a whole new kitchen

Don't replace cabinets. Refinish and change the dated/cheap mouldings. Fireplace wooden mantle isn't terrible. The brick/tile needs updating though. I'd just refinish the wood. House looks great! Lots of potential!!! Congrats.

If you're ok with the kitchen layout I'd say decide if you want to paint or restain them, do so to the cabinet bodies and replace the doors with the style you want. Cabinets are crazy expensive and quality can still be eh. So save a ton by keeping the bodies which are almost always just various boxes and just change the doors since that's what gives them they're style.

I absolutely love all your ideas, especially moving the laundry up to the main floor. A family of five means laundry is a constant chore. Not having to haul it up and down all the way from the bedrooms will make it less exhausting. Congratulations on your new home. It's going to be great!

Get rid of the “dental thing “ and refinish the kitchen cabinets, they probably still have good bones. Get settled in first and foremost Rome wasn’t built in a day. By the way congratulations on the upgrade. I’ve been in my 90’s home for 30 years and it still needs updating but I’m okay with it. Laundry downstairs is not the In thing but has its advantages if you ever have a wash machine malfunction.

Looks just like my '93 Colonial in Eastern MA, down to the unfinished doors and trim, brass fixtures, builder-grade bathrooms, textured ceilings, mismatched flooring on the first level, and numerous boob lights. Only took me 8 years to bring it into the 21st century!

Wonderful tour. Congrats. Lots of projects. We're looking forward to the next ten years of content in making those renovations. Thanks for allowing us to experience. Just keep a balance between those projects and spending time with your children.

I wouldn't get too attached to the pine tree.
Our acre had pines planted along the north and west sides of it for a windbreak. Bad idea. Once they get so big, strong winds snap the tops off.
We've lost our pool from 3 of them falling on it. The next year, the new pole barn was damaged so badly, it cost more to remove the tree and repair it than what we paid for the barn. Of course, our insurance declined to renew us when the time came. I wish you better luck with your pine. Thanks for the video!

2 things my wife and I did that I would suggest here. Move the washer and dryer to the first floor. It’s so much more convenient. Second is skim coat and smooth the textured ceilings. It gives the house a more modern look.
