As promised: A conversion site update. What are the changes since your last visit?

LET’S GO!

Now that we’re all caught up, here are the highlights of this 20 000 sq. foot resi conversion. Here’s what we’ve been up to in this two-story building...

👷🏽‍♂️On the ground floor, the final section of the groundworks for the drainage is going in. We had major problems with the metal rebar going through the concrete. Reinforcing the concrete wasn’t so simple. Besides breaking the concrete and digging, a lot of metal items had to be manually cut out, piece by piece. It’s created a massive delay and ate into some of the budget. But, we’re all fixed up and caught up now! The diggers are digging the drain controls as we speak.

👷🏽‍♂️TIP: Always key to keep one eye on the exit and one eye on the end value, so that when you make decisions along the way, you’ll have context in weighing up whether a new consideration is a good decision or not.

ON-SITE TIPS

👷🏽‍♂️Wall partitioning: Remember, when constructing these, that you should consider building one side only, so that you can still work around it, in order to add the finishes. Once those are complete, you can board them up and plaster. Keep in mind that there are some areas that you need to board first – such as fire boarding.
UNDER-SPEC vs OVER-SPEC

👷🏽‍♂️Don’t under-spec your building, especially when it comes to structural and fire safety. Ensure that you are covered on all elements in a worst-case scenario.

👷🏽‍♂️That said, it’s easy to over-spec your building. With the right team around you, and myself as mentor, I can help guide you to a point where you’re neither over or under on your spec.
