We love avail! I’m the least tech savvy person in the world and have been using it for 3+ years works out great and the one time at my own fault I had a little trouble renewing the least they called me back within the hour and able to set it up within an hour.

Hi David, thanks for this overview! I have a few questions:

1. Do you have control over the application process/fees? I prefer to have prospective tenants fill out an application (free), then do an initial review of their application, then have them complete a credit/background check which they pay for. This prevents people that have too little income or have prior evictions from wasting their money on a credit/background check when they would have been denied anyways. Most of the rental management software I have seen do not separate out this process and just charge the applicant $40-50 right off the bat.

2. Does the application process provide any automated reference checks? TurboTenant, for example, will allow me to send a link to an applicant's references with the click of a button. This can save time because it's easier than calling the person.

3. Does this allow for roommates to make partial payments to the account (e.g. they each pay $1, 000, instead of one of them paying $4, 000?)

4. Does this handle security deposits? I.e. Can I deposit a security deposit into a different bank account?

5. I'm currently using Apartments.com. Have you used that before and is Avail better/how does it compare?

New buy and hold investor here in texas, love the video bud. I now have 4 properties I’m renting/owner financing out. For the owner financing properties can I use Avail for those? Will it keep track of the payments - interest and principle balance?

Can you turn off the ability for a tenant to make a partial payment? If I was to ever have to evict someone I don’t want them to be able to make a partial payment. I only want them to be able to make a full payment. I also would want the late payment fee to be auto added if the full payment is submitted late. Question, how quickly would the payment hit my bank account? Does the software show an end of year report to show the amount spend on maintenance related costs vs rent collection? Thanks
