Well done Justin. No one in any industry should be painted by the same brush. Market Place was one-sided and you have made excellent points that we should not all be painted by the same brush.

Nice job breaking it down, Justin. Not enough agents talk objectively about the industry, and not enough consumers choose their agent based on how well they will advocate for them in every detail of their work. We need to keep the conversation open with consumers, and move the ball forward. The bar is low in this business, unfortunately, but there are agents who clear it by lightyears.

"if you smell commission breath on an agent.. RUN" I've never heard that phrase but it's so true and going to use that. I agree that people think we're desperate to work with everyone. I did a recent YouTube video talking about even as a real estate agent just in their first year I am actively also choosing who I want to work with to have a work life balance based on my other career experience. It's never a bad thing for an industry to be reminded about accountability

I am amazed at how often you mentioned “licensed” agents or losing a “license” as Realtors we are Registered and have a Registration not a licence. Also, only some buyers have the ability to top up the commission, I have sold FSBO’s where the buyer was able to fund a commission however the majority of buyers have a limited ability to fund an amount above the agreed price on the Purchase Agreement as they have a mortgage broker or bank looking at their down payment and mortgage and would not be funding additional cost to pay the Buyer’s Realtor a commission.

Unless the regulators and realtors put their act together or this industry will phase out the realtors all together with iBuying.

Marketplace didn't speak about a Buyer Agency Agreement at all. I have to say I'm disappointed you didn't address it either. Having A Buyer Agency Agreement addresses the issue of commissions and fees, at the very beginning of the relationship, as it should be.
