Most of West Virginia has cheap houses too. Wages aren't that great though, so it may even out.

That seller acknowledged she listed too high. Her and her realtor got greedy. This is not 2022 anymore. In my market in the Midwest I see overpriced homes approaching 6 months with no offers. Also, they are not willing to reduce the price either. One did a small 5-10 k reduction, but in my opinion, too little, too late.

I bought a 2 bed, 2 bath townhome in September of 2023. I put down around $10, 000 and got $15, 000 from a government program towards the down payment. My loan amount went from $225, 000 to $203, 500 with a rate of 6.875%.

Hubby and I bought 5 acres for cheap about 3/4 hr from where we currently live. We’re waiting to see what November brings, and depending on that will depend on whether or not we build sooner or later.

I missed the live stream, but I have a couple of questions.

1. I found a trailer home (2 bed, 1 bath) listed online. However instead of saying "mobile home" the listing is calling it a modular. Is that the normal classification they're giving mobile trailers now?

2. If we were to purchase it, should we seek a lower price than the requested (it's been on the market for little over a year), but not for the length of the listing, but more in the fact they are claiming the price as a modular instead of a mobile home?
(I don't understand why they would classify a mobile home, *on wheels*, as a modular unless they were doing it to raise the price.)

What do you think about velocity banking.. They say that on about the third page of your closing document. It shares with you that your interest rate is not the actual 5%. you thought it was but actually double that number and add 2 zeros

This is not necessarily related to this podcast however I would like an if you could address what happens when you a file a flood insurance claim that gets denied. Because the prior owners had a big payoff for flood insurance and they never fixed anything so now your claim is not being honored.
