It’s not just fear of catching COVID that makes people not want to commute. It’s that working from home revealed in stark terms how much of a waste of time, money, effort, and aggravation it always was driving to a building to build PowerPoints, write code, reconcile accounts receivable, or whatever other information processing we do. We do it just fine from home. To say nothing of the harm commuting does to the environment.

Except after a covid blip you now have a rush to return to those very urban areas or their surrounding suburbs. Love Peter but the data we have doesn’t support this take. The mega growth in the sw is primarily driven by entering the workforce age people. Not folks looking to have kids. Folks looking to have kids don’t move from Midtown to Phoenix. They move from Midtown to Rye. This is also the fairly well off looking to have raise a family millennial. Most others just make shit work wherever they are because that is what you do

What about the effects of investors? Both small scale and large/medium scale ? We’ve never before seen anyone doing what blackrock and their subsidiaries (laughable black rock says they don’t buy single family homes. But their subsidiary is the largest owner of single family homes in America i believe?) are right ? And then everyone wants to live off passive income and own a real estate empire.. they all take homes off the supply permanently to turn into a rentable/cash producing asset. This hurts all homebuyers but arguably it owns families who just want a home to own and live in the most.

Also immigration. Historical pace of both legal and illegal were just getting absolutely flooded ever since Biden took over. I’ve noticed demographics change dramatically in just two years in California. And even the PNW. Just two fucking years a DRAMATIC shift. We’re not building enough to keep up with all this additional demand especially when it compounds with investors buying and keeping homes off the market.

We will turn into a country of renters by force.

Guess Peter been hiking in the woods too much and haven’t been to inner cities much. At least for NYC and west coast cities- while it is true most Americans (white) millennials have moved out of cities and to suburban or rural USA. Those cities housing have been bought by immigrants of Asian and Middle East descent and are booming and still extremely expensive with no slow down in sight. Why? Because rich immigrants from Asia/Middle East prefer the infrastructure of major cities including transportation and private schools/colleges for their kids. Also social life and business connections are vastly better than Bumble Fk USA. Sorry Peter is wrong on this one
