Hello Professor!
When I follow the cash flows, and insert interest as 0 it does compute NPV. However, when i try to compute IRR it shows error 7. In this case what shoud I do?

Correct me if I'm wrong, but the NPV wouldn't be zero. It would be $10, 116.55 .

Great explanation, thanks. However, what if you have a perpetual flow, or a flow for say 35 years. How do you input that?. In your example, let's say the 5 yr flow of $12, 500 lasts from year 5 to year 30? How do you input that without having to input 25 more entries if it's the same flow? I need this for a MBA problem ASAP, Thanks. :-)

sir I get an error after putting all the cashflows in and then pressing IRR and then compute - the only thing different from your example is that my cash flow at the beginning of the year = 0
