Big Yellow delivered a cautious outlook on trading ten days ago as it reported a decline in occupancy levels over the third quarter, and said it plans to cut jobs as it deals with higher National Insurance payments to employees from April.

Hi Jussi, I am a new follower to the channel from Mexico who has been invested in Mexican Reits (Fibras) for a long time now. I just wanted to point out that Vesta is actually not incorporated as a Reit (Fibra). Therefore it is not obliged to distribute 95% of taxable profit to shareholders. For income investors looking for Industrial RE Exposure in Mexico I would rather suggest to take a look over Fibra Macquarie and/or Fibra Monterrey (wich is recently shifting from office sector to Industrial). Congrats for the channel and keep up the good work.

I enjoy watching your lesser known REITs and I've signed up for the free news letter, was looking into subscribing, but a lot of these REITs are not available at my broker in The Netherlands. Last time I read you were located in Europe, but haven't seen any broker where I can purchase these. Which broker are you using?

I'm in the US and just tried buying RIOCF and the Fidelity message posed that there will be 25 percent tax on the dividends.

Rio Can is a great investment but watch out how Canadian dividend withholding tax affects you. I also have faith in Vesta.

A good post about foreign REITs withholding taxes, even in American retirement accounts. Something to consider. Bet the foreign withheld taxes are deductible on my American taxes. I realize you aren’t an accountant and don’t offer tax advice.

What I am concerned about is the currency fluctuation. Right now the American dollar is strong and negatively affects the return when the foreign currency is translated to American dollars.

Thank you for sharing your international buying opportunities. This isn’t your purview but man did NVDA take a major hit to it’s value today.

This month I invested 10% of my portfolio in Realty Income and VICI, mostly for the dividend payments.
I cannot invest in any high dividend paying ETF's because they are not allowed in EU.

For your USA viewers if you're going to mention foreign REITs you really should at least mention that USA holders will have withholding taxes on these investments even if held in retirement accounts. In regard to your first pick unlike other Canadian companies Canadian REITs are not covered by the USA-Canadian tax treaty and will have withholding taxes even in retirement accounts.

Just a quick heads-up would most likely be greatly appreciated by your USA viewers who might be unaware of the tax consequences.

I have sold two UK REITs recently because I don't think there will be much if any upside until the end of this Labour government is in sight. The idea that KoverupKeir, Rachel from accounts and the Ginger Gob can run the UK effectively is laughable. Also the UK has a 20% tax on property distributions which you need to take account of though under DTT you can offset this against tax in your country of tax residence.
