This man is spot on. When in a legal battle with the tenant-- STOP COMMUNICATION. In Sacramento best place for advise is your local courts. Sometimes they employ a legal staff to help you. Its tougher now during covid, but what choice do u have. Good video from Sacramento

Hi~
we are copy/pasting our question here as we accidentally wrote it on your first video BEFORE you shared the link to refer people for Legal Help.
We hope this may not only help us, but others who may have comments/recommendations for us and those like us in same/similar situations with landlords that are indeed harassing tenants for no just cause.
HI. Thank you for putting out these informative helpful videos.
We know that you cannot give out advice from a legal perspective.
We appreciate links you share so that we can try to do this:-)
* We just watched the video about what Landlords CANNOT do in terms of Harassment.
WOW!~ Our landlord has done all of this and more.
We're on a month to month lease and pay on time and in full no matter how difficult this . We even applied for a rental assistance program and they said the ONLY reason we were denied was because we were actually PAYING our rent. That the program was for people who are NOT paying their rent and need help to do so.
When you mention the part about Landlord Harassment- Ours has done the late nite texts, the emails, sending other people here inside of this gated condo complex to stalk and harass us and our dog, come pounding on our door, scare and intimidate us, spy on us thru WIFI electronic keypad door lock, leave realtor lock box on the door, and the latest is to try to blame the property management company who is already very lax as it is by telling us that "someone" complained that our Service Dog ( Legit)- 1 of us is disabled, is more than the 25 pound 'pet' limit and they want the landlord to demand from us our dog's certification from the ADA. We know all of these things are illegal and we have contacted the Police, the Property Management company and the Security people here but we are scared that she might hurt our dog or get someone to do it. The landlord has said in email that they want to rent this place out to someone who will pay double or more than double the rent. There is no just cause for any of this other than greed. * Btw, we know no one at the Property management complained or even cares about our dog or any one else's dog; service dog or otherwise as more than 1 of the Board members live on site and they have large breed, way over 25 pound dogs and none of them are legitimate Service dogs. Basically landlord is trying any and every blatent and subtle means to make our lives unpeaceful, stressful and now scary just to get more money. We have also been talking with Legal Aid. Are there any other links or recommendations you can share with us of who we might contact at this point in time? Thank you

Anyone know if 'Cash for Keys' buy outs are considered taxable income?

I know legal help is not cheap would it be something to consider offering a tenant a buyout ahead of time to vacate the property in lieu spending the money on a lawyer, or best to be stealth and go with legal eviction ? Buy out sure would would be less hassle and faster.

Yeah, don't use random forms-like the ones you offer here. Which makes me wonder why you offer them in the first place???

Is asking for the rent every month considered harrasment? The tenant's answer has been "Talk to my lawyer"

Recently, I've told them the rental agreement is between landlord and tenant. The lawyer is not on the contract. They finally admitted they will not pay rent. That it will be settled in court.

My parents own a home. They are very old and not medically able to deal with the tenants, so we are helping. There are front and rear tenants. The rear tenant is a hard core drug addict and is a nuisance to the front tenant and neighbors. The front house tenants and neighbors are begging us to evict him. Women (some look very young) come and go. Neighbors think they're prostitutes. Someone came and fought with him recently and resulted in broken window and blood everywhere (very likely related to his drug dealings). Someone called the cops and a police report was made. He's paying his rent but he's a real nuisance and front house tenants live in fear. Our parents want to sell the house? How do we evict him?
