One of the most common real estate objections you’ll get as a real estate agent when going after listings is when a seller asks, will you cut your commission? In this video, I break down two different objection handling techniques that will help you to overcome this objection.

After you learn these two objection handling scripts, the seller will no longer want you to cut your commission. The key here is to understand why the seller is asking you to cut your commission. Most seller believe that if they hire an agent who will cut their commission that in return they will net more money.

What you’ll do, is position why working with a real estate agent who cuts their commission is bad for the seller and how that will end up causing the seller to lose money. The two objection handling scripts you’ll learn in this video are what I call, “How commissions work” and “Hiring a fierce negotiator”.

Brandon, love this video. I was presented with that same commission objection on my last listing. Sadly I did cut my commission by 1% and couldn’t negotiate for myself since I did not have this knowledge then. We ended selling the home with $26k over asking. I could have made an additional $2500 in commission if I would have not discounted my commission by that simple conversation with my seller. Thank you for this education!

Strategy 1 I'm laughing at you and your Jedi mind tricks. But if you can break down A.) the true cost of the brokers fees and value they bring to the sale of my house B.) The true cost of marketing my home.  THEN I'll stop laughing at you.  Houston Texas 400k home 6% commission is $24, 000. Homes are selling in our area in weeks.

Everyone, the other video he mentioned is really worth watch. The smart seller program and flexible compensation is probably the most respectable thing I've heard a realtor say in years.

You have inspired me to do a flat fee listing for $1, 700.00. Get my home on the major real-estate websites. Conduct my own showings and refer my buyer to someone like you for 1% ($4, 000.00) or less (wink wink)

I just started watching this one. 6% was very normal 3 years ago. a few outliers rocked the boat at 2.5%. Sadly, today 2.5 is the norm and the outliers are at 2%. I have even seen fixed dollar amounts closer to 1 - 1.5% . I wish I could force the agents in our market to watch this video! And, by the way, I very seldomly cut commission. And now it will be even less!

Justifying 3% for listing a home is one thing. However, the buyer paying another 3% to a buying agent can’t be justified. The buying agent should be paid a lot less and paid by the buyer, not the seller.
