Fantastic lesson Jamil. I learned a lot tonight especially terms like full gut, cosmetics, percentages, ARV, Comps in relation to traffic, sq footage, lot size, build generation etc.

I'm confused by something, that last property you did, you came up with an offer price of around 160, 00, yet it had just sold for 75, 000. How could you make money at the higher buy cost?

Jamil are we still using the 70-75% rule with wholesale formula? This to discount after finding out what the ARV is and repair cost on the property. Just looking for feedback. I live in Staten Island NYC.
