I’ve gotten a lot of questions about how I re rent my houses without losing a single day’s rent, so I though I’d walk you through how I do it.
I recently had some new Tenants move into this house from out of town to start a new job.
After a month and a half, their new job was just not working out…
I told them that if they needed to leave yearly that...
They would obviously lose their security deposit, but
If they would like to help me get it rerented, I’d let them out of their lease as soon as we can get a new tenant to start paying rent.
I asked them to let me know after they get it ready to show, and that I’d come take a look before I start advertising.
Ask their yard guy to do extra edging, blowing, mulch/ pine straw, etc to make it shine.
I often send my landscaping guy to touch up after them.
I checked it out with my maintenance guy and noted a few touch up items that we could take care of as well as. We blew off the road (mention blower on our Amazon store)
I asked her to keep all utilities on and continue to maintain the lawn.
We put out yard signs (also on my amazon store) and
I listed it on Zillow Rental Property Manager
Look at Zillow RE number of inquiries and applications
Within two weeks I had chosen some great tenants.
The former tenants were responsible for the rent until the new tenants moved in.
I didn’t lose a single day’s rent, AGAIN!
Would you rather spend and extra $500 on making it look great or losing a month or two in rent or trying to collect it from the tenant moving out early.
