I closed on a new build this past May. I was driving by weekly to confirm what they were telling me by email was actually the case. I didn't just want to take their word for it. Great advice. Caught a snag with my independent inspection I paid for who discovered my sink was not draining properly because the workers were disposing of work materials down the sink. I was late closing by two weeks because of it. Had to rip up the sink and flooring in my kitchen because of it. Then tried to talk me into closing anyway despite work was not completed. I said no and realtor made them fix it all before I closed.

Great advice on the "overwalk your home construction." I'm nearing the end of a new construction build at a development in California. I go by the property every 3 days or so & have been amazed at the mistakes made by their sub-contractors. They put the wrong grout (they used a bright white when it was supposed to be dark gray) in an entire primary shower on a very high-end tile. A different bathroom has a fiberglass shower that was completely cracked. A third shower had a leaking faucet that was already creating a rust in the bottom. Primary bath cabinetry was wrong. A couple of electrical outlets that were there in my pre-drywall walk-through had been covered over by mistake and were no longer showing up. There have been a lot of issues ... and I'm glad I noticed them now during construction rather than at the closing or something. I'm not sure I'd even buy new construction again, to be honest.

1. Are you able to increase the price on me during escrow? Or are we locked in on this price even with supply shortages.
2. If my appraisal doesn’t come in at value what’s the reproduction? Also, ask the sales rep what’s the ratio to failed and successful appraisals?
3. Are you allowed to cancel the contract?
4. Is there a time frame you have to honor? And what happens if there is a delay?
5. Is the builder able to screw you in anyway?

MAKE SURE THEY ARE REFERENCING THE CONTRACT.

OVERWORK YOUR HOUSE AS SOON AS POSSIBLE!!!

We did a new construction home, signed for it in January, been sitting framed for over 7 months now and the builder cant tell us when we will close. They said could be April, could be May. But they were so nice to try to get us to back out of our contract and give us our 3% deposit back. Seems like they are trying to make us back out so they can turn around and sell the house for 200k more.

Signed a purchase agreement on new build on 3/2021, literally a week after signing base price jumped $20k. Now 10/2021 it has increased $60k. It’s best to lock in with the purchase agreement so you are not affected by the pricing increases and already have $60k in escrow while the house is a hole in the ground!

I found a bottle of Gatorade full urine behind the walls of my bathroom when I looked in behind the mirror. I advised the site supervisor that was there, about it, he blew it off like no big deal, so I called his supervisor and I told him what was going on and that I was thinking about backing out of the deal. That site Supervisor was fired!

My only advice: have a realtor no matter the case. My realtor was great with us on our new construction. Closing 11/16/21. Both the seller and my realtor were amicable plus they never clashed over issues. He stated what he can and cannot do and we followed. He gave advice on his lender and suggested if you get better offer take an outside lender. I’m which we did. A great experience. Good luck out there

My wife and I were buying a new construction and we did a random check and found they were installing the siding and wasn’t the color of the samples they showed us it was a totally different color. They refused to change it and never notified us that they were using a different color we backed out.

Wished we had a realtor with your knowledge when we went through our new build. Our realtor was fair laid back, which I appreciated, but a bit passive to my liking. Our new build experience was fairly positive, in comparison some of your examples. We were lucky to not live too far from our new build, and showed up everyday to see the progress, including weekends. I learned so much from your videos, so now I know for any future homes we buy, whether it’s a new build or not.

I found a dried up tortilla on top of a kitchen cabinet & damaged retaining wall, soon after closing. Never again with cookie cutter homes 😅

Just bought my first house last week, as a new construction. Aside from my apartment lease expiring before the home was fully built the closing went relatively smoothly. No price hikes and I was allowed on the premises throughout the construction process. The initial price seemed a bit steep but the overall process was fairly painless. There were some minor issues my home inspector caught but the builder was able to fix most of them within a reasonable time frame. There are some minor imperfections and odd design decisions I have noticed, after moving in, but nothing substantial.

Thanks for the great info- lucky for me builder didn’t go up but they did crappy work which I am constantly getting them on and they r supposed to be the professional ones? I guess they didn’t expect me to remember from design center and simple basic blueprint to follow. Ugh. They told me I could cancel cuz they have buyers if I wasn’t happy but I told them I am keeping it cuz if anyone is making money- it is me since I have $53K in equity and locked in at 2.25% for 15 years. Closing mid November. Glad I found u around April and have been enjoying your channel! Thank you for keeping me sane with great tips and info! So ready to move!

I feel so lucky seeing some of these comments... We bought ours mid-build. They were able to get all supplies in early, only downside is we couldn't change any details except paint and granite colors, and they're expected to finish early.

We walk through about every other weekend, the worst part was the workers made the space under the stairs their trash bin. We had to squeeze between boards to remove full cans of soda, alcohol, and half eaten food, because I was worried about pests 🙄
