Some people don't realize just how expensive it is to be self employed or run a small business, I did irrigation work for a few years making somewhere in the range of $100-120k/year before all the overhead. Was lucky if I paid myself $20k/year.

Great to see people helping out Fran. I know she only wanted 10k but it would be cool if she raised enough to buy a shop. Rent prices are out of control everywhere in the USA and it has become a massive burden for a lot of people because they usually require that you make a monthly income 3x higher than the rent payment. Add on being self employed and you have virtually no chance of renting and owning a place is a dream unless you have a suitcase full of money.

I live nearby Philadelphia, PA. Tell her to look into Melrose Park Apartments. It's in a quiet area. Might be more pricey, but it's on par for the area and right next to a train station if she needs to get downtown. My mom lives there, and I grew up in the neighborhood next door, that's how I know. Best of luck to her.

Getting business loans costs a lot here in the US, so I understand Fran's situation. They also want collateral when you go in for a business loan to get a commercial building, which usually means the bank owns part or all of your business if you default on the loan. It's a really shady situation, but that's why small businesses are hurting here in the US. The financial system is designed around making everything streamlined for large corporations, not helping small businesses grow.

This IS NOT AN EVICTION ! This is a commercial situation and lease that is due to expire 'normally'. It is unfortunate for any 'Business' but it happens all the time and people just get on with it.

If anyone is self employed & finding it difficult to get a mortgage...it's simple. Properly set up a company & hire a bookkeeping service (I used paychex here in the us) to pay yourself a salary. You get w2 (employment) income, have taxes taken out, set up 401k (tax-defferred retirement here in the states). It's a small price to pay to be seen as "normal" on a loan application. The downside is you don't immediately get lump sums your company collects for personal use...unless you tell them to issue you a "bonus".
Also, put your ego in your pocket & don't fill out the application as or any other nonsense that would make additional questions about your company come up. If you are an engineer / carpenter / electronics technician...etc, just put that.
You retain all control of your accounts they just do the paperwork. It is important to keep your hands out of the corporate cookie jar unless you tell the bookkeeper or you'll end up in a mess come tax time.
If you drain every cent the company makes to live on & are thinking a huge debt is the next right step in your life...rethink it ;)

Well, she’s made her goal so I’m sure she’ll be alright.
When someone gives you lemons, make lemonade.
Concern they would demo the place with her still there because of air quality and noise issues.
How will she make vids with they’re jackhammering and interrupting power in the place?
