If you have a shingle roof here in Florida, you're a fool. Only a cold rolled commercial gauge steel roof can handle the storms here. You can finance the them with Miami-Dade standard windows and doors and then roll it into a mortgage refi, or you are going to pay 4x what I do in insurance premiums.

The bigger question for me as a lifelong resident of Tampa Bay is do I want to live here period going forward? 5 hurricanes in 2 years and is this the new normal? Maybe just come after hurricane season and enjoy the area without all this stress!

Property tax and insurance both are high. Property tzx should absodb insurance cost else people will start fleeing out.

The flood damage will only be covered by flood insurance. Regular property insurance will cover very little. Those coastal homes would have had flood insurance. Many of the interior properties probably did not have flood insurance. I fully expec t rates to be even worse or cancellations to fly.

Just raised my rates. Citizens switched and the replacement company charges more. Remember to how much our properties are valued at now in comparison to when some of us bought our homes. Pretty sure the value of mine has tripled in the last 20 years I've owned it. The insurance on the other hand has gone up approx 400% not including the exclusions which is a shadow increase.
Still, when I'm doing a little bbq on my patio in my shorts come January won't notice any insurance increases.
