It kinda sucks that a guy who's just doing a regular job, not the extra special bonus additional job is catching all this stuff. Cy is constantly trying to tell us that what he's doing should be middle of the pack or baseline stuff. That means there's not only a ton of bad builders, but a ton of bad inspectors. If we can't get the other inspectors onboard, we're never going to get the builders onboard.

I had my roof inspected about a month ago and only a few broken tiles and mortar cap was cracked. When i scheduled for the repair, the guys that came to do the repairs gave me a card and told me that i have 4 extra years of warranty with them but the builder will always just say 2 years.

I'll tell you what happened with the Arc Faults, once the inspector came by and signed off on the panel, the electrician changed them out. I've seen guys bid a job so low in order to get the job, and then pull the switch-a-roo. I've also seen where the inspector came back by a week later and specifically checked the panels to make sure this did not happen. On the panels that were switched out, he called the electrician/company and mandated that they make it right, or face charges.

I wonder if the broken tiles, broken bathroom tubs, and broken welds are caused by other underlying problems like bad framing and will reoccur once replaced.

Whats really bad is while working for an internet company, if I went into an attic space and found broken truces I'm ordered NOT to disclose that to the CX.

Once my NDA ended I posted a PSA on our local facebook group telling people to get inspections..

Possibly was not a requirement at the time but i noticed my house is the only one without a chimney cap, just has a rodent screen. So as you can guess, a little water comes down the chimney. And i don't use the fireplace at all. You want caps on your vents and chimneys.

My grandfather had his house built a long time ago. And as they were building it, he supervised the whole process and called out anything that wasn't right. They didn't like him.

I had a rain cap missing on my first house. It was a new build. I had just moved in. A few weeks later I notice the corner of the walls were bulged out. I touched it and it rippled filled with water. I called the builder and they sent someone out immediately. They repaired and painted it within days.

If there's chicken wire on the outlet of your dryer vent get it fixed. Chicken wite will clog and extend drying times and possibly catch fire. If your dryer is under warranty and you call an appliance technician for this issue they will usually charge you the service fee since it's not the dryers fault your clothes aren't drying properly. The builder should know better and fix it for free.

If someone GAVE me one of those turds I'd hire Cy to inspect it then sell immediately. My money goes much further (I've three houses on two lots of ~6 and ~10 rural acres which I paid off early) buying wisely then doing my own renovations. That gives me total control. You can do it too and since your home is likely your biggest purchase, learning how is a very good idea.

This is mostly because greedy contractors employ mostly untrained substandard employees for substandard wages. Many can do most task, few can do them correct, less up to code.

I always put a couple of exterior grade screws in those trust plates. I don't trust him for staying on. We get a little wind in florida from time to time.

Had a dryer vent at the 11 month mark that they used chicken wire. Told the homeowner to give her builder my invoice to have them fix it or get a bill for me to do it.
