$22k for the hvac is pretty cheap! Where are you located? Here in Oregon it’s at least $25-30k

If I'm not mistaken, this guy lives in Texas. Building "can" be pretty reasonable here compared to other parts of the country. That said... all of that he quoted still only puts him up to half or so of a million dollar build. Considering he contracted it all himself, I'd expect something a bit more elaborate for the money in Texas. An average builder would add 30-40% to the real cost. So that house would go on the market for 1.3-1.5 mil. I'm not seeing it.
