Bro you're blowing my mind with this house/pool project you're doing...

I had my house burn down from a utility line back in April and I'm planning on GC'ing the rebuild myself as the homeowner. I've been trying to make the numbers work with the insurance money but from the way I see it, I need to GC the rebuild myself to make it work. With that being said, if I do GC the job, I might actually be able to cut enough out that I can make a pool like this work.

I'm taking a lot of notes on everything, but it's so eye opening once you realize what you can do if you just GC the job yourself! Keep doing your thing, I'm going to be doing the same thing here soon (and I'm thinking about documenting it like you are).

Learned it's wise to test where the wind typically blows to avoid buildup of surface junk away from the skimmer when its stormy...the skimmer is useless if not placed where its optimal.

As a Florida pool owner who does his own maintenance. A timer is sufficient, there is a daily schedule so there's no need for remote access.

As a Florida pool owner I say automated, also a variable pool pump is the way to go because it will save a lot in electricity bills in the long run with an up front cost which is worth the money.

We bought a serious custom-made pool cover ($4, 200), which really cuts down on pool maintenance costs for the season we do not use the pool. So you might plan on needing one. ALSO, I'd ditch the flame bowls and just go with a couple of falling water fountains. I doubt you'll ever use the flames.

I built a house with a similar pool and spent about 22k blue stone around the pool and black stone nice and modern idk material cost in your area I know being that Texas is always hot it’s probably material that’s is demand constantly
