Even in my friend's modular the floors in the laundry and bath degraded. They built fast but not to last. I don't know why people defend it it so strongly? My friends modular is less than 25 years old and it need those repairs also it was not put together properly.

Would NEVER busy anything like that for $80K . pass !!
Start being conservative, pay less . No wonder people are in debt up to their eyeballs !!!

If you’re living in it during those 15 years that’s less than $500/month. Renting a similar house to that mobile home/trailer would be easily over $2000/month. Buying a house is better, but you’re always telling people to find the cheapest place they can rent, and mobile home mortgage is often cheaper than renting.

Is Dave talking about a travel trailer? if so he is very right.

What are you doing with that trailer? Living out of that that’s not bad for 15 years and $80, 000 for a place to stay. For using it for work, we can write off the depreciation of the value so I wouldn’t say it’s not worth anything it’s not like a brand new ring in your leg. I love it

Im debt free, house, cars all of it.
My home is for sale at 590, 000. My plan is to purchase a tiny home.
I already know Tiny Homes go down in value, but I think it's wise for me. What's you're thoughts?

But then he has somewhere to live rent free
15 years of not paying rent is a good investment

Oh yea so how did my trailer nearly double in value over the last 6 years?

That’s about $450/month if you trash the trailer after 15 years. And depending on the part of the country you’re in, trailers last a lot longer.

That's what a lot of people can afford w/taxes and insurance being outrageous.

Caller: “Hi, Dave. I’m 43 years old. I have no debt, my 401k and IRA are both maxed out. I own 17 rental properties, 8 of which are commercial real estate. My net worth is 800 million, and I have around 300 million in liquid cash spread out across hundreds of different banks in multiple countries, so all my cash is insured. I currently bring in 1.5 million on a monthly basis. After expenses I net around $980, 000. My question for you is, my 2 kids want to go indoor go-karting. It’s $200 for the day for me, my wife, and our 2 kids. Do you think that’s okay?”

Dave: “Well, seeing as that’s not an appreciating asset, you’re better off putting that $200 into the S&P500 and building more wealth. You aren’t quite where you need to be yet. You need but you’re close! Kids are a money sink, and time is money. They’ll understand one day. You’re young. Keep investing, and then start having fun after you turn 80 years of age. It’ll be the best 6 years of your life.”

True in 15 years it’s not worth $80, 000 but the revenue acquired if your business is fruitful should surpass the cost of the trailer.
