First off, whatever income you make isn’t passive at all. You need to manage bookings, deal with a dozen different ultra short term renters per property, every month, and hope they don’t damage the property you’re renting. That limits you to a single city or two at best. Secondly, you need to hope that you’re able to keep each unit occupied most nights. If those economics turn against you, you’re still on the hook to your landlord for the full rent, every month, for the length of your contract. I don’t see any discovery of any lazy way of making money here. It’s a slog, like most things. If the opportunity was that great, he wouldn’t share it with others and/or prices would adjust relatively quickly to eliminate the opportunity.
