This is a 2 year old video which has qay more strength today in the market for 2 reasons. 1. Lack of inventory 2. The change in commission structure. I have been using this and a some other secret sauce to find homes for buyers. Brandon you should up date this video, its phenomenal

Thanks a bunch, I have used this tip very efficiently it works helps customers feel like they are top of mind, and can also use it to try to get the listing. Everyone is calling FSBO, expired, etc this is different.

Brandon! Thanks for the advice, what is your response on a call when they say they want to sell, but they have a nephew that sells real estate. I handled it "okay I understand, best of luck!" But I wish I could get this listing. This was a cold call to a home i saw needed some work (big house)

and for those who don't know any better- don't forget to sort addresses so you can find and delete multiples of same address. If you want to be especially careful- check history of each in your final list to make sure they didn't end of selling (or are now active). Not sure I'd share w a buyer but have communicated the number of letters/notecards I've mailed on their behalf. I've gotten calls and list appts on these in past. "I have a buyer", "this just sold near you and multiple buyers missed out"...

My question is what makes you think those expired or cancelled sellers don’t want top dollar now ? The whole off market talk means nothing at the end the seller pulls out comps and says I want the highest price for my property unless he is in huge distress and tries to short sale .. but nobody wants to lose a dollar in this market .. this off market talk is big belony to me, the market dictates the price ! Not where it’s listed !

Hate to bust a bubble but this doesn’t work most of the time. I’ve done this many times in my 8 years in real estate and most of these sellers withdrawn because they changed their mind about selling or the listing agent wouldn’t help or return my calls. I would call the sellers directly 9 out of 10 didn’t want to sell or didn’t want to sell for another 6 to 12 months later. Actually lost a buyer because of this.
