I'm a property investor, but I do not do HMO's out of principle. Every street I've seen this done has resulted in pressure on parking and the general welfare of the neighbours due to the volume of people in one area, some of whom can be antisocial.

You mention increasing extension size allowance from 3m to 4 m on houses. I thought there was already some law that says we are allowed to extend up to 6 meters already?
