I would recommend taking the time to really understand how that platform’s algorithm works, so you know how you can better optimize your property for success on that platform and properly price and set up your listing so guests are going to be attracted to click it, it shows up high in the search results, and they ultimately end up getting booked. If you’re a property manager, this is the skill you really need to have - optimizing listings and bookings. This is how you’re going to provide enough value to your property owners that they’re going to want to stick with you for the long term. When you’ve gotten to the point where all of your systems are dialed in, you can increase the performance of a property to the point that you’re virtually paying for yourself in managing the property. For example, the systems that we teach in our trainings linked below have been fine tuned and dialed in so that if they’re applied properly, you can go to 90% of all hosts on short term rental platforms and increase their listing by 10, 20, or 30%. So you can easily charge a 20% management fee and the property owner is still netting the same amount of revenue. That’s a win-win for the property owner, because they’re saving valuable time without losing money. In booking you cannot reply to fake negative comments left by guests, for example the hostel openly says it is not a party hostel, then a guest arrives and looks forward to throw a party and smash the room, so naturally you ask them to leave and pay for the damages, this guest will be able to throw dirt at you and then this platform will not approve your answer. So in a few words look for alternatives (which not better at least let you see what type of guest you are about to receive).

Idk if there was in 2020 but airbnb has an insurance system for hosts called "aircover". Simply if your property suffers a damage (broken glass tv torn bench or smoke burn on sofa whatever) just prove with photos and send the bill of the damaged product you have. You will reveive refund from the actual price.

Booking is disgusting they have no idea how to manage such issues for hosts and damages caused to the property are treated as a host problem, they request the guest to pay the damage what a joke! Why would the guest choose to pay for the damage if they have done it on purpose? This is stupid!

I just signed up with Booking days ago.

It’s proving to be a nightmare.

I was awake for hours at 3 am trying to resolve then got disconnected.

They booked guests without telling my guests about our no pets and no smoking policies or our substantial cleaning fee even though it was clearly stated on my listing with them.

Now they plan to charge me for relocating the reservation. They won’t put my policy on Snooze until the existing reservations are canceled and current guests relocated. This leaves is vulnerable to more misunderstandings.

Signing up with them is proving costly in time, stress, and they are threatening to charge me for relocating.

thanks a lot, just listed my property on booking and had 1 no show up, 1 cancellation, both on the day of arrival and didn't get a cent. Wondering how to handle. Perhaps there is more to learn.

I just need to no how I can book my flight to Orlando with one of my grandsons when his Birthday is on the 17th of July and where leaving here on the 16th of July how do I send in his birth certificate to prove that he's only 8 yrs old
