How is the amount of work higher with a tax lein if you are just buy peice of paper. If the owner doesn't reclaim the home ?

I’m debating rather I should invest in tax liens because I’m not that interested in tax deeds but I’m in Texas. I wonder how much risk would there be investing in out of state liens.

Completely agree, lien is less work and less return, deed is more work and if done right potential for much higher return

I understand a tax deed might require more work …. But say you get a home for $5k… worth $150, 000. Then sell for $85k well below price … then that time effort is worth it ?

While your math checks out in a calculator, it is not real life.

In real life, you ar eprobably end up buying a deed at 80 percent or so the market value of the house.

While you could still make a profil, you will not end up paying $5000 for a $150000 house.

You are going to pay a lot more and run the risk that the house is not good at all and end up with a broken house that's worth nothing.

Be careful out there!
