I'm preparing to start doing this next year but building it all myself and living in it a couple years before selling it to avoid capital gains tax because I can. Then repeat. I'll scale up always living in one place while working on the next.
I'll start smaller and work my way up. Basically the goal is for this to be my hobby to build wealth until I get good enough to do it fast and efficiently.
I'll be sacrificing time for final profit to start with which is fine for me starting out and makes the first smaller house or 2 very profitable while staying in that $400k range. Lots are relatively inexpensive in my area but home prices are good due to lots of demand for rental properties.
I might scale down in size and just start building rentals at a higher rate someday too depending on the market.

I have until tomorrow to back out of new construction contract that will take 8 months to complete. Thinking about flipping but I’m also nervous about interest rates going up so I may back out.
