I would never "tell" the homeowner to file bankruptcy, but I would just "mention" that this is a "possible way" to stop the foreclosure and that they should "consult an attorney".

When the houses get forclosed on and dont sell at auction. The bank takes the property back and assigns a REO and they list it. Is there alot of negotiating room with them? They are only cash deals or mortgaged deals then right?

We have an Idaho situation. We were served foreclosure notice. We have sent multiple QWR and dispute letters in our situation. We are told it is likely the first in the nation of this situation as it deals with original real property and 'doctored records' mortgage fraud and a veteran home and property loan. We are in the court with a different part of the situation and the lender traded servicers and trustees and is trying to move forward to foreclose. How do we stop this? They have set the date of August 11th of 2025. Our jury trial in the other part is not until September. How do we stop this?

Okay I'm in pretty free closure is there anything about the loan agreements or anything that I can do to stop it I have not paid this Mortgage in like 2 years and I was on forbearance for 18 months * 2 since 2020 I came back 2023 I started paying it then I stopped because they weren't applying it towards the past due balance then they sold me again and then I tried to pay it for a few months later the same thing so I stopped paying.
Wells Fargo got paid at my Chapter 7 bankruptcy and they're saying oh well that doesn't mean you don't have to pay any more well I just found out about it when I came back from forbearance cuz I didn't know they got paid and put in a claim how can they have a claim in get paid hold a note and have me pay them especially when they secured the property with my note my credit that's ridiculous
