2nd generation Las Vegas native here and my guess on the increase of new listings is simply from people leaving. My grandparents moved out here in the 70s and they have told me that we go through these waves of people coming and going every 5 years or so. My guess is that all the people who moved during pandemic have gotten really sick of being here so now they’re going elsewhere. Probably Texas or Arizona lol.
