Dave’s plan is zero risk, which is why it works. Other plans CAN work just as well, if not better, from a mathematical standpoint and Dave admits that. The debt approach doesn’t calculate risk. What if a pandemic happens and your renters don’t pay? What if a pandemic doesn’t happen and your renters don’t pay? What if your renters trash the place and you’re on the hook for paying off the damages? What if you pick a location that doesn’t rent well and you have high turnover? What if you bought and condo to rent and the HOA slaps you with a $5, 000-$20, 000 assessment? There are countless possibilities for unexpected expenses in real estate. Many people who use debt will be wiped out from those issues. Paying cash affords you a higher tolerance for these issues because if you budget well, you can take the hit on some missed months of income, etc. Real estate is a wonderful investment and there is absolutely space for different approaches than cash only. What you teach CAN and DOES work sometimes. Approaches that use excessive debt just take on more risk and that doesn’t fit most people honestly. Dave’s approach certainty isn’t wrong or outdated. People just like to have things NOW rather than wait and it. The “standard” of living now is looking rich and wasting all your money on garbage instead of building actual wealth. People CAN afford real estate cash, but most people won’t because they want the new iPhone, Tesla, clothes, etc., rather than saving diligently like your grandparents did. They see those unbelievable luxuries as needs instead of wants. Just one person’s perspective though. Agree with Dave or not, you can’t argue that his approach is the least amount of risk for the everyday person.
