Designer #2 hands down! Their rendition gives that style of home an understated modern twist, without obliterating the respect of its era. Luuuuv the wood ceiling, and the fact they're incorporating the beautiful fireplace!

I used do this for my landlord.
2 suggestions.
1. Get exterminator.
2. TARPS! Putting tarps on floors makes it easier to clean floor. Just like when you need to rake leaves in big areas. Put stuff on tarp, fold up edges. Small lines are good for this.
Drag away, empty, repete.
Love the house.

I'm always fascinated with North American buildings. They're so quick and easy to build and demo. Here in Europe it takes a couple of days worth of jackhammering just to demo one wall :D And that's the brick and concrete buildings. The stone ones are an even bigger pain in the tush.

Seeing those studs...I gotta say - one hack to keep in mind is trying to salvage as many of the original studs as you can when you take down walls. Ask any contractor: They don't make them like they used to. I'm sure someone else has said this, but if the stud is mold-free, keep and reuse!

Given the water damage and rot in this house and the size of them, I would not be surprised if those were carpenter ants. Carpenter ants burrow into rotted wood and start eating your house from the inside out. You need to get rid of them ASAP!

I like the second design the most. I think it matches the gorgeous architecture of your house the best, but adds a modern and classy touch to it.

You should get one of those big tubes/slides that fit in the window so you can chute all of the drywall into the big bin on your driveway. It would save you so much time and effort.

I like the mid-price range, option 2. The designer nailed your brief even prior to edit. They captured the aesthetic of the architectural MCM era very well. They maximized natural light in the often-gloomy Lower Mainland as well.

Guys, there must have been a reason for the lowered ceiling. If not structural - I think the architect designed it in this way to emphasize the shape of the building and the corridor/staircase. If you look at the whole, it is an element of the building's coherent style
