Yeah but you also have property taxes which cannot be avoided. Will you get insurance? The cash flow will not be $4, 800 yearly on his example. Not even close.

If you’re reporting $31k in income after all write offs, would you still be able to qualify for another house loan through the banks? I thought they went by your tax return to see if you can more mortgage loans.

Hahahah his mortgage is $1, 000 a month?! Maybe with a 50% down payment. And I'm sure there is zero maintenace, zero management. And conveniently located out of state.
