100% agree and they don't EVEN have to be Section 8. A lot exists even in North East as well for those costs. Appreciation depends on the location.

You can get houses right now for under $30k in decent areas that will sell around 110-170k ish. Some smaller city’s have a lot of foreclosed homes right now as well

I’m an agent in Cleveland and have been working with investors who love the market for turnkey Section 8 properties. Keep in mind, not all deals under $80k will make sense. They may look good on paper, but this is where having someone with local market experience can make a big difference.

There is a reason section 8 is cheap and no one wants to deal with it. Every other renter, after you have to evict them. You generally have to completely rebuild the houses. So not worth it.

Serious question who are y’all going to for these sub 100k loans. Because I’m willing to live in the hood for a year to do a fha. With all the benefits they bring to the table this could very well be a 6 month goal and not a 2 year goal.

So you’re paying $70k to get $1000 back a month…
Which means it will take you 70 years to recoup that investment, which isn’t including property taxes, maintenance costs, cleaning, property management fees etc. and that’s IF there’s a tenant in there to pay rent.

If you started with real estate after 2009 you can’t be trusted, appreciation has been 4x+ inflation since 2009, obviously that can’t keep going, eventually not even top 10% of earners can afford a house…
All these real estate bros are going to get a rude awakening when they can’t sell their houses for what they bought them for anymore
