I can now see that although it’s a simple process how people can go wrong by starting to compromise on just one category then another, then ending up buying a disaster. You must stick to your cut off points no matter what. Great video!

Great video but did you ever consider explaining what an HMO is or what we should do with it once we've found a good one?
I was hoping you'd include that information as I'm not from England and I'm not familiar with the term, plus I'd like to know what kind of deal you'll structure after finding the HMO, what ever that is.

Sam, House prices in Stone and Swanscombe (in Kent) have risen by by 81% and 106% since 2010 according to property experts Rightmove (survey done in October of 2020). I would assume from that there would be demand for HMOs in the area. Having searched for people looking for a room (on spare room) = Stone had 45 results, and Swanscombe also had 45 results and a town nearby Northfleet had just 19 people looking. So really all areas are low even though if you go by the house prices and how they have increased so rapidly you would assume demand for HMOs would go hand in hand but that doesn't seem to be the case? Why?? And what is the minimum number of people looking for rooms in any one area that you should go by? 10? 20? 30? 40? I would assume from your video 572 tenants (Birmingham is high) and that 69 tenants (walsall) is ok?

When you turn a reception room into a bedroom to get the 4 you need, do you include an ensuite? Or are your tenants ok to share one bathroom?
