I’m sure you don’t need a licence for a hmo if it’s 4 bed. I’m pretty sure it’s 5 and above.

Not 100% though so worth double checking with your local council.

How do you go about creating a brand new 5 bed HMO on a property you haven't even yet purchased? Do you need to approach the council first, and look at licensing, an architect first? What are the steps needed before you even put an offer in, to ensure you know it's worth purchasing. I'm struggling to find information

Guessing you apply for planning permission first and then the licence once all work is concrete etc? (If in an article 4 area)

I have 3 HMOs running now.

I have no licence I just have three loyal guys who run them for me and who I have all the bills on.
They get a room cheaper so everyone is happy.

If the council come knocking, it's a house share.
