I'm looking at buying a commercial building. I would need 35% down if I used the bank. The owner of the building will hold the mortgage at 7% with 20% down. The building generates a decent amount of cash as well as 2 leases. Should I go private. If I do should I use the cash to pay it down or start claiming it to help my exit strategy in probably 10 to 15 years?
