Professional pictures are a definite must! The staging piece doesn’t have to be extreme but there are a few key components to using a professional photographer AND getting good pictures (no clutter on counters, having too many items on the wall, etc). Lastly, inserting them correctly into the MLS is also important…How many listings have sideways photos, a thumb in the picture, or don’t have a good order to them confusing everyone trying to decipher if the house is worth of a visit?

So many good points Joe. I have every one of my sellers get the outside of their home and walkways/driveways washed and they are always surprised at what a huge difference it makes! And I can't say enough about professional photography!

#9! When I am showing homes, there’s nothing more frustrating than not being able to access the listed home easily. Whether it’s 48 hours notice needed to show or limiting showing to only weekends or after 5:00pm only. Or my Least favorite “the tenant will let you in”, then they make your showing uncomfortable following you throughout the house.

The deep clean is an absolute must! You only get one chance at a first impression, and being clean & tidy are key in stacking up brownie points with buyers!

#8 is a HUGE one!!! My grandparents bought a home in SOFLO two years ago & the seller purposely hid a major plumbing issue that they didn't find until after closing. Which by then, my grandparents were responsible for. Great tips here, Joe!!!

#3 Choosing the right real estate agent. This might mean not picking the agent who just tells you what you WANT to hear in regards to price, terms, etc. Pick the agent that tells you what you NEED to hear, and how to maximize your homes value through the selling process!
