That alone paid for their entire inspection. Totally worthwhile service you're providing for folks

Truth of the matter, if you’re a thorough inspector, realtors don’t want to recommend you. Realtors are a part of the problem, they want to rush poor inspections and hurry up and get their commission. They care very little for the buyers or sellers. Have seen & experienced this in several states. Top tier realtors and newbies.

Even a home inspection won’t save you. Someone I know bought a home in California that had been flipped and their inspector failed to catch shoddy plumbing work in the crawl space among other things, electrical, etc. that weren’t to code, or done properly. It all had to be corrected at their expense. Their inspector’s errors and omissions insurance didn’t cover and the realtor didn’t disclose that it was a flip. Bottom line, they had to retain an attorney and ended up suing for damages. They won and were awarded money but it wasn’t enough to be made whole in the end. Caveat Emptor. The same goes for new construction, perhaps doubly so because most people assume if it’s new, it’s done right, lol.

I hate when people sell their home and do a rush job reno thinking they are improving the property

Kitchen was redone a bit in my home prior to moving in. Can tell it was cheaply done
1 ) can feel hot air and cold air coming out from one of the cupboards, so I think they build it over a vent

2 ) the kitchen drawers break easily.

But, what can I say. Our dishwasher broke after some time so we had to replace it. My husband had plans on moving then so he insisted we buy a cheaper dishwasher. That dishwasher lasted 1 year before that too needed replacing. So, spent more money than needed if we had just purchased a decent dishwasher.

I would never buy a flipped house. All that investor wants is profit, they don't give a crap about quality or give a crap about the concerns or safety of the new buyer!
Totally "Buyer Beware" situation.

I am thankful my property isn't that bad. Just some half assed approaches to things. No structural stuff. Previous owner installed a deck over an abandoned AC unit instead of removing the AC unit. I got the AC unit out and parked it in the alley. It didn't last a day. Seems like that would be a lot easier than just building a deck. Lots of trash. Lots of fluorescent tube lighting on DIY wiring. Old cloth wiring transitioned to Romex at a J box only. A makeshift bathroom with shower head attached to main sewer vent. Outside water spigot placed directly over the electrical panel. Dog piss carpet in bedrooms (all gone now) with the window trim showing gnaw marks from the dog that was kept in there. Sinks had S traps and slinky drains. I chuckled aloud when I saw that. Yeah, its been fun getting it all cleaned up. A different house now where everything works.

Simplify it: NEVER buy a flip unless you plan to tear it down. EVER.

Buyer beware of any house that was bought less than a year ago and now appears to be fixed up. Flippers generally have no ethics and don’t want to spend any money on the hard parts that may or may not be caught by a home inspector.

Be very careful what you say to your client as a inspector. Like this whole wall needs to be redone....just refer it to a liscened contractor for further evaluation and repairs as needed. Open yourself to a lawsuit from the seller if you over sell the repair that may be needed and a professional disagrees with your evaluation. If the buyer walks because of what you said could cause a issue for you. As inspectors we generalize in everything and specialize in nothing. Assess report and refer.

And here i am using treated osb with housewrap and a vapor barrier under my pressure treated board with sealant at the edge out of paranoia on my sloped concrete porch where water will runoff away from my new wall. As a noob these prpfessional flippers make me look like a master craftsmen.

Absolutely. My son bought a flip house. Even though it was inspected (realtor recommended inspector) lots of “sketchy” workmanship.

Just bought a condo, the upstairs unit was flipped about 4 years ago. Luckily ours is a tear down job so we’re going to remove the ceiling and sound proof. The flipper who did upstairs violated the noise by-laws and put in cheap lvp without any subflooring so our ceiling sounds like it’s collapsing when the neighbor’s 10 pound dog runs around.

My realtor showed me a shoddy flip house. Little did she know I actually used to build houses for Habitat for Humanity and trained volunteers. As we walked through I pointed out every single flaw. She was shook. She was trying to play dumb and pretended she didn't know it was so messed up. I told her it would be unconscionable to sell that home to anyone. I dropped her as my agent which I am sure she didn't mind LOL
