Really good intro video Jordan, I look forward to following this project!

I did a lot of work on two HMO's in Portsmouth last year (two houses side by side), building inspectors said that as two of the bedrooms in each property had their only exit through the kitchen, fire suppressant systems had to be installed. It was a ballache!!!

Have you done a max demand calc mate? 8 beds, replacing electric shower? and 60amp main bullet?

Nice job, looks like a rewire job, a specialty the fact you have to install smoke detectors and probably emergency lighting it would be better

I would of recommended to the owner to run a small sub main to each room and fit a garage cu to do power and lights and that way every room is independent and if needed could be fitted with a secondary meter so that the tenants are all independent and could then be charged for the juice that they use, just a

05:07 don't know about just new lighting in the kitchen, that ceiling will need to come out. They look like the tiles that could be a fire hazard.

So much for safe zones, maybe the builders should do some revision. I think with all those pull switches being broken, I would get rid of them and put sensor lights in the wet areas.

The smoke alarms in the bedrooms should be either ionisation chamber or heat detectors according to LD2 D1 system with heat detector in kitchen, opticals to hallways and an ionisation chamber in the lounge, all interlinked either hardwired or radio linked. The new type radio link modules that aico make now actually fit into the rear of the smoke head rather than having a radio link base which the smoke used to slide onto. Not cheap though coming in around £90 for the radio module and smoke combined, £1080 for a smoke system... Expensive!!

Will all those en-suites have electric showers? Not much chance of diversity if everyone takes their shower in the morning - will the main feed be up to it? Might need a 3 phase feed?

That place needs a hot water cylinder then thermo bars for the showers, you can then get rid of electric showers youv only 60amp bullit so gonna be pushin it otherwise mate, are all the sockets on rings too ?thats not ideal if one bedroom trips takes the lot out, lighting i would run on motion sensors pal

Be careful how many radio base smokes you put in. Can only have so many linked together. Domt quote me on this but i believe its 10.
