Investing in real estate or stock is good but we all need to find out the better one that works for us very well, With me finding the best for me i was able to become a millionaire after my retirement at work.

Great video though I think you were more biased towards Real Estates! Personally, I think stocks are "better". Major con however is that it needs your time, which is easily countered by working with/through an expert. Made my first million earlier this year this way. Have dabbled into Real Estates more than a few times, won't say I've been so lucky.
Another advantage is that you need relatively lesser capital to go into stocks than real estate.

I disagree that nobody saw the 2008 real estate burst coming. I saw it when I sold my house in 2004. I mean it was unprecedented that the value of my house doubled in 8 years. And the buyers of my house were given a loan of 105% of the purchase price. Then I read that people had taken out balloon mortgages. Then, I was offered a "no doc" loan to purchase a condo. I mean the red flags were HUGE. I'd take both Real Estate and stocks anyday.

I love real estate, but you forgot to said that cash flow in real estate requires a little work, cash flow I think you mean rent out the property, and house need repair, while stocks you not need to be worried about fixing

I own 5 rental properties and invest in index funds. Both are good. My returns from my rentals are higher.

Overall with covid going on, i think stocks are better. Some stocks are low now, with covid, some people aren't moving to new houses. But i like real estate better, if covid was not here. Nice vid.

Here in Italy, you must pay high commissions to real estate agents both when buy and sell houses, so that the profit may be very little...

In UK, From tax perspective real estate is as great.
Using ISA accounts, a family with one child can invest upto £47k per year in stocks and there is no capital gains on it.

$10, 000 invested in the stock market(average return) over last 10 years would be $38k today. While the same $10k invested in real estate would return over $950k(average return) including the over $90k a year in tax deferred cash flow. Saying you get better returns by picking a stock that outperforms the average, is like saying playing the lottery is the best investment because if you buy one ticket and you win your return would be extremely high
