The condition of exemption for 2yrs for purchase and 3yrs for construction will not be applicable

If the payment for purchase or construction is done within the due date of filing the ROI of the PY in which the LTCG arose
In other words 2/3 yrs benefit cannot be availed
So in order to be able to avail that benefit assessee has to open a Capital gains Account scheme a/c with the bank and deposit such gains so that govt can keep track of the cap gain amt.

Few points to be noted
1)Also this exemption is once in a lifetime exemption
2)3yrs lock in period is imposed by govt which means you cannot sell that constructed or purchased house within 3yrs from the date of acquisition

Agriculture land is not capital asset. So no question of capital gain, theses are capital receipt and capital receipt are not taxable.
So no need to invest under section 54😊

This is only applicable when the assessee sells his residential house property not any other property (land or commercial buildings)

Also don't forget. Once you have claimed 54F there is also a cooling period before you could buy another house other than the one claimed for

Wait tax is exempted on any gain on sale of agricultural land.
Means you don't have to pay any tax so why build a home
