When I started investing I felt tossed around by all of the different opinions and perspectives on the best place to invest my money. Their was real estate vs stock investing, real estate or mutual funds, bonds, ira’s, 401k’s, and dozens of other options. After lots of confusion, some good books, and a great mentor, I found that real estate investing was the very best option for me. In this video I dive into the specific pros and cons of investing in real estate vs stock market investing. Okay, I'm convinced. Now I just need to understand how to make the right choice on my first house so that I can leverage my first investment to go into my second and third instead of being stuck to something that is pulling from me instead of helping me in the future.

I live in Turkey and have 3 real estate that are houses two on mortgage, one paid cash front. I also own some land (unfortunately land cannot be bought on mortgage ( in other words no use of other peoples money) else I would love buying land which appreciates much faster than houses) . Today I calculated cash returns.... the ones I bought on mortgage leverage brought in %170 in 2 years in local currency, and the one I paid cash only %30. İn USD terms still I made above %70 for my cash. Why so much? because my mortgages are 10 years only but due to inflation value of my payments, think like USD payments are dropping from lets say 800 USD to 600 USD next year and 400 the other and house prices double every 5 years. Another bonus here is you pay no income taxes for property sold after holding for 5 years. No Cashflow possible as monthly payments in TL are always higher than mortgage payments for at least 5 years. I calculated if monthly mortgage rates fall below 0.50 monthly it will be possible to apply COC, now they are 0.98 minimum for month .. ** Why I am telling about Turkey ? Readers from USA... you are extremely lucky being in USA and get FHA loans etc. just buy the house with a %3-5 down and live in it at least to get use of this outstanding opportunity if you are not seasoned to become entrepreneurs. I will teach a trick I used to buy a house some 40 years ago.. the house I was buying was in Newport News, VA for sale by owner for 55.000 USD and monthly rent was 580 USD. I did not want to make a down payment ..so I told seller she is selling the house for 60.000 USD and not 55000 and tell I paid her 5000 USD already in cash and as this was within appraisal value ( we Turks are rule breakers and enjoy finding ways ).. so I got %100 financing for that home.. :)

I really enjoy your videos - you obviously have a passion for real estate and it comes across well.
I looked at the state of the market here (in Germany) and got a little down, because houses here are relatively expensive and the cost of a mortgage is barely covered by the rent. Did I not look hard enough, or am I just out of luck?

Both. I like to play around and day trade a little and also have a roth. But i also have real estate that is guaranteed.

I don't agree with what he says. he says the market can crash and he used December 2018 period where stocks fall. But that period of time is exactly the time when stocks are the cheapest to buy because the entire stock market rallied after that. so those who stocks at that time actually made a lot of money. so I don't agree with him. This is why warren buffet say most people are emotional when it comes to investing and it's better if they don't own stocks.
