Seller financed deals are golden goose eggs that you can get into for low money down with high cashflow. Can’t find much else like it. Better than bitcoin, better than every asset class honestly.

These are the calculations I came up with the info given. $375k ARV - $281, 250(75% off) = $93, 750(25%ARV) - $50, 000(repair) = $43, 750 - $20, 000(W/S Fee) = $23, 750 MAO
I was confused about the 75% discount. Does that mean the buyer would only pay 25% of the $375k ARV? Or was the buyer wanting to pay 75% of the ARV, which would be $281, 250. Then - $50k = $231, 250 - $20k = $211, 250 MAO

Jerry if i have someone with almost identical scenario with an interest rate of 5.46 could I get away with a 7 year balloon and if the cost to get in was 5% to 7% of purchase for the investor? My clients really are in a tuff situation. They owe what’s it’s worth and already have moved to Florida. Only had loan for a year. It’s VA. Even if they do sell it’s going to cost 30k out of pocket. A Sub to really seems like a good option especially compared to writing a check if they are lucky enough to sell.
