This 676 sq ft home has a great outdoor entertaining space and nice curb appeal. I love the home’s open concept but its arrangement or furnishings makes it a bit crowded. The bathroom entry in the LR doesn’t help any either. The bedroom off the kitchen doesn’t bother me but as watching I was hoping it wasn’t the Master. Stairs feel tight but the Master upstairs was sweet. So we have a 2BR/2 bath home that’s overall still a bit claustrophobic feeling even with an open concept. It’s livable but not my first choice in a home. Where would one put a TV in the living room, not that I watch but guests may.

The downstairs bathroom is a problem. It's too close to the living room and not easily accessed by the bedroom. I'm not sure how to remedy the problem without adding to the rear of the house. I do love the upstairs suite!

I would have not put all the chairs around the island.It makes the living room and kitchen look cramped and small.I love the color scheme.

It's a beautiful home. Unfortunately, for me I dislike the placement of the fireplace. It's shoved against the kitchen counter. Looks out of place. Makes the space look tight.

I can see myself hitting my head on the ledge of the table by the dishwasher. That definitely needs to be eliminated.

The exterior is great! The interior needs work.
I'll question, complain, and suggest - please understand that I think this house has great potential and say all this to be helpful.
Questions: What is happening above the entry and laundry room? Attic space? Open to the rafters? Half and half?
Complaints (I hope I don't lose your attention, Jasper - all of it can be fixed):
You will bonk your head going upstairs.
There is no place to enjoy the lovely triple window upstairs when you are inside.
A big laundry room is great in a big house but not needed in a little house.
Seems like space under stairs could be used.
Could be just me, but I despise looking directly into a bathroom from the front door. The route from downstairs bedroom to downstairs bathroom is awkward.
Suggestions (All are about the entry/stairwell/laundry/bath area):
Let's start with entry. Lose the laundry room and reconfigure the stairs, like this: As you come in the front door, look to your left. There is a landing in the corner and a short run of stairs against the exterior side wall, up to a landing, then the stairs turn right to the main run. This main stair run is directly in front of you as you stand in the doorway. Its slope matches the slope of the rafters above, so there is plenty of headroom. The stairs have an attractive baluster on your side and a solid wall on the other side. You have a ceiling over your head, but the L-shaped stairwell is open. There is a post in the corner where the stair turns, supporting the ceiling above you. There is a storage for coats and shoes under the stairs. There is a little bench. Moving on, the downstairs bathroom is the same size as before, but since the stairs are not running behind it, its position has shifted. The bathroom has "slid" over to the exterior wall, leaving a short hallway between it and the dining room. The bathroom now opens onto this little hall. There is a stack washer dryer open to the new hall - it may be borrowing room from under the stairs. (Options: The bathroom can have a window. The bedroom could also open onto the new hallway.)
Upstairs, on the left is a door into the primary suite, and on the right is a sweet little loft. The loft is on top of the entry ceiling. This is where you can put an easy chair or a desk, and enjoy looking out the lovely triple window. In the primary suite the bathroom is now above the downstairs bath and little hallway. The bathroom ceiling slopes, but I think it can work.

I like the size of this house but for seniors I would like the laundry to be a powder room also and make the full bathroom connect only to the bedroom for a private suite. Then when guests visit they can have the private area upstairs. Eliminate the fireplace as it’s not in an area to really sit and enjoy it. As a senior citizen I don’t want to mess with a wood burning fireplace anyway. And where would a tv hang?

Oh, just what people want, to sit on their couch in stare into the kitchen, not to mention where is the wall space for a TV. There's no TV! You're swinging a miss Jasper with this one! Also, what's up with that head banger ceiling at the top of the landing upstairs going into the bedroom? Well, to each there own, I guess!
Why not just have the second bedroom downstairs by building this model into a one story! I would hate to have to go upstairs to clean just for one bedroom. This design makes absolutely no sense. Sorry but not my taste at all! Still there's no place to house a chest freezer or an upright! Nor is there a pantry! The utility room is cute, but once again, it is way too small, although I do like the idea of the utility sink!
