how did you come up with $396 monthly to your lender? with no interest? who is your lender if it isn't a bank? most people don't have access to money sources other than banks and defiantly not at zero interest!

question: so you end up getting a loan for $ 76.8 K to cover the the 17, 4 K down payment PLUS the 59, 4K ( for the 60 months in advance) ??

What about the 59400 you borrowed to pay the seller 5 years up front? Don't you have to start making payments on that right away? I didn't see that covered in the video.

Great video. The COC return first 5 yrs. is 30.6% then negative. However IRR with appreciation and equity paydwn could be big since it'll be paid off in 40 more pymts. Let me know your thoughts. Thanks.

How did you get the down payment loan without a down payment and who gave it to you? I am currently structuring a similar deal and I can find a lender to agree to these terms. Thank you for your response in advance.
