JFYI with new regulations, there was an update with Propstream in which they can't supply data around MLS failed listings and MLS sale prices!

I’m having a problem with comps, that’s the hardest part of all this

The only problem with that is when you offer a contract with say $100 or $500 bucks, the realtor blocks that and want more $$ for EMC and wont submit the contact (even though that's illegal). You can find good deals when you have a realtor that understands how to work with wholesalers. You seem to be one that understands this.
