Funny part is yesterday an agent called me about a property that is outdated and can be a good investment BUT she said it was Bank owned and I was like “oh boy” lol so this is right on time .

You need to talk to others in the business like you are also in the business. If you do you will find they will be willing to open up and share with you. In the end, we all want to move these properties and make some money. Period. There's nothing to be afraid of.

I think you have to put more work than 65k because of the high taxes you have to go high end a spend a little more on kitchen and bathrooms towards a buyer that has to have this house. The buyer has to look more into the house than the taxes
