I bought a house in student area for 75lac which has 9 rooms with attached bathrooms. Now I'm getting 52k per month rental income approx 8% return + property appreciation alag se, koi finance ka gyani ye gyan nhi de paya aaj tak pata nahi kyo. 😂

Commercial property is like a lottery. Agar location theek nikal gayi toh 7-12% mil jayega aur agar kismat kharab rahi toh 2% bhi nahi milega aur Maintainance alag.

This is wrong approach.
2. Commercial properties(shops) are sold at higher price than residential..
3. A warehouse means, a plot, Are you on weed? Plots are the most expensive, then build a warehouse, if warehouse is built on outskirts, fear of encroachment is there.
4.office spaces don't guarantee that you will get tenants.
5.If you Don't have any use of the commercial property in your lifetime, it is practically nonusable.
6.You just can't sell a shop and transfer the tenant to the new landowner(legally, technically you can), but think this way, if you rent your shop to me, I will do business and set my business, and say after 10 years, you decide to sell it, and the new owner wants to use it for themselves. Where will I go? I built a market for myself, now I have to leave it because my owner sold it to somebody who wants to run the shop. This is unethical... inhuman..
You can ask residential tenants to leave... But in shops, it is a matter of their income!
7.You can transfer your residential to your children..

It all depends on location and demand but no douth it hits when most the commercials gets vacant at most except the resroratnt and a residential as the rate incriminating is vice-versa commercial have a good return after sell

1.Getting a commercial property now is not that easy and banks do not financial commercial properties that easily the way they finance residential real estate 2.operating a warehouse now is a full time job
