Tnx a lot po. Only now i see ur topica. 2 days na akong nakikinig po sa inyo. Im a previous OFW who invested on Lands. Its only last 1994 pinapagawan ko ng improvements. NAG IPON pa po kc ako. Doon po ako nagkamali. Takot po kc ako mangutang sa bank. Sayang po ang years. Tumaas nq lahat etc.But anyway i'll try to borrow sa bnk para ipagawa . May Caah Money I will buy for other properties. I must disagree on the statement that there is no interest on the preselling downpayment.There's interest expense when you pay the downpayment (equity) in installments. That's the reason you see a lower quoted total purchase price when you do spot cash downpayment vs installment/staggered downpayment. Real estate companies mask it by presenting you the installment option (with interest) first, then they present the all-cash spot payment next with a payment term discount (without interest).

Love this! I do this too Sir Carl, problem lang is I feel like ang hirap iduplicate ng ganito during pandemic. The rent doesn’t cover the mortgage payment. If you have a property like that, do you suggest selling it nalang then be on the lookout for a better (prime) property?

Sir Carl me and my wife have condominium near but outside BGC, may I ask you po paano po mag pricing ng rent sa condo, average po s area ng condo nmin is 30k/month, gusto k lng po malaman ung formula ng pagpepresyo, bale 10years to pay pa po and nakaka almost 3years plang kmi naghuhulog, please po❤️
