I must disagree on the statement that there is no interest on the preselling downpayment.There's interest expense when you pay the downpayment (equity) in installments. That's the reason you see a lower quoted total purchase price when you do spot cash downpayment vs installment/staggered downpayment. Real estate companies mask it by presenting you the installment option (with interest) first, then they present the all-cash spot payment next with a payment term discount (without interest).

Love this! I do this too Sir Carl, problem lang is I feel like ang hirap iduplicate ng ganito during pandemic. The rent doesn’t cover the mortgage payment. If you have a property like that, do you suggest selling it nalang then be on the lookout for a better (prime) property?

Sir Carl me and my wife have condominium near but outside BGC, may I ask you po paano po mag pricing ng rent sa condo, average po s area ng condo nmin is 30k/month, gusto k lng po malaman ung formula ng pagpepresyo, bale 10years to pay pa po and nakaka almost 3years plang kmi naghuhulog, please po❤️
