This property was bought in 2017 and so the per year compounded returns on her investment is a mere 6.4%

Infact if you adjust for taxes and duties, her return is just 4.8%

Buy a house to stay but don’t invest in real estate beyond that.

Equity is Good Option, we have Seen Recession, Covid, Global Downtrend but we should also Diversify across all asset classes Hence Real estate is also one of them don't discourage real estate neither encourage equity if it falls sharply entire Invested corpus is washed away

True but when we add component of cash in it, the math becomes very different.. plus to make 6-8% returns on a corpus of 15-20 crores, real estate is more comfortable than equity or alternatives..
