Tbh, as we make a large percentage of payment in black money while purchasing real estate traditionally and a knowledgable person can generate way better return in traditional approach when compared with REITs, so in my opinion traditional method is the way to go.
But those with limited capital can get themselves exposed to real estate with REITs.

Brookfield REIT at CMP is good option. REIT investment is beneficial only for long term horizon. I mean 8-10 years. In terms of diversification, REIT must be a part of your core portfolio.
