Heres a hint to help you:
-You can get ammo for the shotgun up the ladder in the security room and downstairs (before the update, not sure if its still there)
-You NEED the boat key, and Granny hears the padlock drop
-Grandpa hears the vase drop, granny falling, gas explosion, and the spike trap

Thinknoodles, you were dead already at the end. You needed a boat key after you did the padlock key, wheel, gas and spark plug. The boat key is what you need to use for the last part when you got everything in the boat.
